Roll Call, Call to Order. In attendance, Walt Figel, Ralph Jollensten, Mike Schroder (quorum met), Homeowners present – Jim Armstrong, Carl Alessi. Cara Reed from the Town of Castle Rock Zoning department.

Introduction of Guests, Open Forum – audience participation is limited to non-agenda items.  Open forum will not exceed 3 minutes in length per person or 30 minutes total.  Participant must sign-in upon arrival and complete the form if wanting time to address the Board. A Homeowner expressed concerns that homeowners names were displayed in HOA minutes with comments made and concerns. The Board assured him that any minutes displaying homeowner names would only be used to identify attendance, not specific statements.

Minutes November 2017. The minutes were unanimously approved.

November, December Financials report. Walt Figel moved to approve the December 2017 financials as read, Mike Schroder seconded and the motion passed unanimously.

Management Report. December was a quiet month for closings, violations etc.

Old Business:

    Arr report Very quiet month for ARR’s.

    Violations. Discussions continued on the motorcycle repair shop in the neighborhood. The Town zoning officer will be looking into this apparent business in Red Hawk.

    Collections. Treasurer Walt Figel summarized collections, as we have reduced collections from $55,344.87 to $36,351.00 and are receiving many payment plan checks monthly. We have reduced from 36 collection cases to 15.


    Holiday lighting. The Holiday lighting is down after the “STR” turn off date.

    Davey Tree Plant health program is very close to 2017 program. Walt Figel moved to approve the Davey Tree 2018 tree health program, Mike Schroder seconded and the motion passed unanimously.

    Light glare and Nuisance request. A homeowner sent an email that was reviewed by the board. No action was taken on this request.

    Moeller Graf service summary. Attorney services summary was reviewed by the Board for 2018.

Adjournment. Meeting adjourned at 7:20. Motion – Ralph Jollensten
