Board of Directors Meeting Minutes

CALL TO ORDER:  Ralph Jollenston called to order at 6:00 p.m.

ATTENDANCE:  Ralph Jollensten, Walt Figel, Jim Young, Hannah Golden, manager Dave Littler, committee members Frank Lehto, Diane Hannigan, and resident Mr. Vandyken

GUEST PARTICIPATION:  Mr. VanDyken thanked the Board for the improvements and monument holiday lighting, as well as raising the dues.  He also brought it to the Board's attention that the back part of a car is in the street near his home.

REVIEW AND APPROVAL OF MINUTES:  The minutes were approved as written.

FINANCIAL REPORT:  September through December 2014 were presented, and accepted as written.

Walt specified that with the approval of the President and the Treasurer, he purchased four additional "laddered" FDIC insured CDs that will yeild $17,810 over the full term of the CDs.

Jim motions that the financials be approved as written; Hannah seconded, and the motion passed.

OLD BUSINESS:  

Electrical-All monuments now have electricity, transformers and LEDs.  Electrician will swap out (remaining) 5 high-voltage sodium lights to LED.

We need to have the electrician investigate why some of our monument lights are not working.

Pocket Park has been motioned and approved.  (Ralph abstained and Hannah voted against, for lack of apparent benefit to the community)  Colorado Property Care will have the contract.

Violations-(Diane Hannigan) discussed violations.  

NEW BUSINESS:

Walt motioned the manager notify all households on the 2014 paint extension list that they are required to submit ARRs with approved color scheme, no later than 45 days from receipt of the letter, with completion dates of September 30, 2015, unless an earlier date has already been agreed upon.  Hannah seconded, and Walt and Jim confirmed.  (Ralph abstained)

Walt motioned that the property manager contract with one or more independent firms to finalize the inspection of the homes identified by the Board as potentially needing paint this year.  Upon completion of th efinal inspection and concurrence of the Board, the Property Manager shall notify each household that they are required to submit an ARR, identify the paint schema within 45 days, and paint with a completion date not later than September 30, 2015.  Jim and Hannah seconded the motion and it passed.  (Ralph Abstained)
